Fraser Mills is a new condo and townhouse development by Beedie Living currently in preconstruction at Coquitlam.

Waterfront Park & Community Hub
As part of the first phase, Beedie is planning to build approximately 3.5 acres of public waterfront park, restaurant and a Community Hub at foot of King Edward Street. The first phase is intended to connect Coquitlam’s residents with the Fraser River and provide a gathering place for festivals and community activities.

The design of parks and trails system at Fraser Mills will provide an integrated network of open space, view decks, spray park and entertainment opportunities that fulfills recreational needs while enhancing the natural setting of the Fraser River. The progressively phased construction of the 16-acre park system at Fraser Mills will form the vision for a sustainable and healthy community.

Public Aquatic Centre, Pier and Plaza
As part of the proposed plan, Beedie is planning to build an approximately 40,000 sf public aquatic and recreation centre at no cost to Coquitlam’s residents. This plan has also envisioned construction of a pier, plaza, cafés and restaurants at the waterfront to create an active hub for families and individuals of all ages. The envisioned plaza will be the heart of Fraser Mills with dinning amenities, boutique retails and a public pier which will create a distinct public realm for Coquitlam’s residents, immediate and greater community.

Site area is increased from 36 hectares (89 acres) to 38 hectares (93.8 acres) due to the addition of the former Air Care site. Main Street at United Boulevard will be framed on both sides by new development.

Elementary school removed by request of School District. Post-Secondary institution removed due to lack of demand.

The former Air Care site will be designated as a Production and Innovation Hub. The addition of an office building that will generate an estimated 271 projected jobs. Employment expected to exceed 1,500 jobs. Commercial and retail space focused on United Boulevard and Riverfront Plaza.

Proposed units: up to a maximum of 4,700 units (27% increase) in a combination of lowrise and high-rise building forms. Increase from 12 towers to 16 towers. Increase height from 18 - 38 storeys to 18 - 41 storeys.

The amount of public park space has not changed but some reconfiguration has occured.

Amenities include 6.6 ha (16.35 acres) of parkland, wharf, pier, plaza, trails and the planned park amenities.

A 3,716 sq.m. (40,000 sq. ft.) public amenitiy centre is being explored.

Permanent trails constructed in multiple phases as development proceeds west to east across the site.

The Public Pier has been reduced to 50 m to better integrate with the Public Plaza.

The Kiewit Wharf is 1,207 sq.m. (13,000 sq.ft.) and will be upgraded for public use.

One crossing will be where Como Creek meets the Fraser River, and the other will connect to Brigantine.

185 units of rental housing on-site, including 93 market units and 92 below-market units.

$5.0 million cash contribution to the City’s Affordable Housing Reserve Fund.

A vibrant Aquatic Centre and urban plaza will open up public access to the waterfront and serve as a community hub and destination for all Coquitlam residents.

They will be the heart of the neighbourhood by connecting the community to the waterfront and acting as a focal point for vibrant community-oriented activities.

The urban plaza is in the existing plan but is being redesigned. It is envisioned to be pedestrian oriented, paved with unique materials and will include site furniture. The plaza edges will be defined by retail, the Aquatic Centre, and the Fraser River Pier will extend Main Street into the Fraser River.

Café’s, restaurants, boardwalks, public art, interpretive programming, and seating areas will animate the site with a variety of activities

The Riverfront Park will be a community destination that will be activated with a variety of outdoor recreational activities.

The Riverfront Park will integrate with the surrounding community through a multi-use trail corridor and promenade along the bank of Fraser River that will extend northward along the Historic Como Creek Greenway to United Boulevard.

Park programming will include both passive and active options within a flexibly designed landscape.

Art and artifacts reflecting the site’s natural and cultural history

“Flex” field for informal sports, and tennis and sports courts

The Riverside Linear Park is a new connection that will extend eastward from the urban plaza along the Fraser River. The Riverside Linear Park will feature opportunities for park programming, active and passive recreation, play area, and art.

Fraser Mills will be an important economic generator for the future of the City of Coquitlam with the creation of an estimated 1,500 jobs.

Develop the Riverfront Parkland and a portion of Historic Como Creek Park.

The Waterfront Trail will be developed with later phase sections to be developed to a temporary standard. The crossing at Como Creek mouth will be constructed.

Continues residential development to the east of Phase 1, adding homes along Main Street.

Add significant outdoor and commercial amenities by completing the Historic Como Greenway in tandem with building the Production & Innovation commercial node at United Boulevard and Main Street.

Deliver the Aquatics Centre, Riverfront Plaza and the surrounding mixed-use residential buildings. Construction of King Edward office building.

PHASE 5 - 7
Complete the residential development on the eastern edge of the site.

Complete the Riverside Linear Park, Como Creek crossings, and the residential node.

Complete the neighbourhood with the construction of the remaining riverfront blocks.
